MAINTENANCE SERVICES
1. Daily Maintenance
• General security within common areas
• Daily cleaning of common areas and refuse disposal of non-industrial waste
• Maintenance the common landscape and greenery areas of the Property
2. Regular Maintenance
• Upkeep of common areas, e.g. parking area, asphalt road/driveways, drains, and sewer and provide repairs and maintenance as and when required
• Upkeep of building facade including paint fencing and walls
• Upkeep of electrical of electrical apparatus, plumbing apparatus, pumps, sanitary units, dock levelers, fire protection systems, etc.
3. On Call Maintenance
• Maintenance of lightings and signs in common areas
• Repair and maintenance of infrastructures and utilities network (e.g. drains, cable, pipes, sewer and telephone lines) in common areas.
GENERAL TERMS AND CONDITIONS OF TENANCY
1. Terms of Tenancy
The warehouses are let out on a minimum three-year tenancy term, and are renewable for another three years on the expiry of the initial term.
2. Rental & Property Management Fees
Both rental and property management fees are payable quarterly in advance in US$. Rent will be revises on renewal of tenancy and the property management fee is subject to revision when required.
3. Security Deposit
A security deposit equivalent to three month’s rent and property management fee is payable upon the signing of the Letter of Offer.
4. Additions & Alterations
All plans showing alterations/additions must be submitted and approval by the Owner before such work can commence.
5. Stamp Duties and Other
Fees/ Charges
The tenant is required to pay stamp duties, notarization fee, lease administration fee and any other relevant fees/charges that are levied.
